Installing Sheathing

Sheathing installation is typically done after the completion of the frame. When you manage your payment to subcontractors, you should attempt to combine the sheathing payment with the cornice payment for ease of management. While installing sheathing, it is also a good management idea to require the sheathing contractor to be responsible for providing all poly and nails for the work to be completed.

When installing sheathing the subcontractor should install poly over the brick ledge, secure the sheathing to the house wherever the brick veneer goes, wrap the corners with poly or felt, and then pile the remaining scrap in an acceptable place in the yard or garage.

Checklist for Installing Sheathing

  • Sheathing should be nailed 4″ on center at vertical edges, 6″ on center at other framing members (including the top and bottom plate).
  • Poly flashing should be installed at least 6″ up the sides of the studs and should also completely cover the brick ledge.
  • When installing sheathing, check to ensure that all horizontal joints are overlapped to properly shed water.
  • Confirm all corners are wrapped properly to prevent water penetration.
  • When installing sheathing on the sides, confirm that their is a framing member behind all vertical joints of sheathing.
  • Sheathing installed over all headers
  • Confirm that sheathing extends all the way to the top plate (no gaps).
  • Confirm that the sheathing contractor has not made a mess of the job site and left his areas clean.
  • Patch any holes created while installing sheathing.
  • If you are required to use foam sheathing, confirm that the appropriate type of nails are used and that felt or 1/4″ sheathing was installed in all areas that will receive siding.
