Construction Grading

After you have successfully completed the concrete flatwork, removed the forms from the lot, it is time for the construction grading of the yard so that you can sufficiently establish drainage. During the construction grading stage, the dirt will be spread evenly around the yard, swales are re-cut to properly allow for drainage, and the dirt should be adequately below the level of the concrete for proper installation of sod at a later date. During the construction grading, the tractor should stay off of the flatwork to prevent possible scarring and chipping. If the contractor responsible for the construction grading causes any damage, he should be held responsible for the cost to replace or repair the concrete flatwork. But above all, the most important aspect of the construction grading should be that water should not stand anywhere in the yard and the proper drainage should be established (Type A, B, or C drainage). At this time the yard should have a finished grade with all proper drainage established.

Construction Grading Checklist

  • Construction grading contractor has not broken any flatwork concrete
  • Parkway adequately cut down
  • Swale between house established for positive drainage away from home
  • Water meter not damaged by construction grading contractor
  • Street adequately cleaned from all debris pushed out by construction grading contractor.
  • Construction grading placed where ground is 2″ below top of flatwork (allows proper sod installation)
  • The courtyards and flowerbeds should be properly graded by construction grading contractor, and excess soft dirt left for landscaping contractor to use.
  • During construction grading you should leave approximately 8″ of foundation slab showing.
  • Construction grading should be considered a “finished grade.”
  • Flatwork swept clean of dirt after completion.
  • Property pins not disturbed by construction grading contractor.

We had a townhome built 2 years ago and every time it rains – we have a small pond all around our home. This stays in our yard several days after it raining. Does this mean that our yard was not properly graded??

@Sandi – This seems very much like a drainage issue. I would say that if water sits for more than 48 hours the situation should be addressed with your subcontractor (or builder) depending on the situation. It should fall under your warranty.
