Framing Material Estimates

  • 2″x4″ treated plate-slab permiter x 2 (convert to 2″x6″ manually for 2″x6″ walls)
  • Studs – One per lineal foot
  • 1″ x 4″ wind bracing – six (6) 12′s and six (6) 14′s per house
  • 2″x4″ RL: 1 Story – Lineal footage of walls x 10 2 Story – Lineal footage of walls x 8.
  • Second Floor Subflooring – 4′x8′ T&G OSB Subfloor – (2nd floor SF divided by 32) plus 15% waste plus stair landings and curved treads.
  • 30oz SubFloor Adhesive – One tube per 2 1/2 sheets of 4′x8′ Subfloor plus one for Stairs.
  • OSB – 5 – 6 sheets for headers, platforms, plantledges, etc.
  • When OSB Windbracing required for corners – 10 for 1 story houses and 20 for 2 story houses.
  • Joists and rafters are estimated per each houses plan
  • Lumber companies will provide professional take-offs as a service for purchasing lumber from them. Contact numerous of your local lumber companies and see who will provide you with the best take-off and the best pricing.
